What New Jersey homeowners turn their garages into
Home office
A quiet room away from the kitchen and the kids, with its own door. One of the most common requests we get.
Bedroom or in-law suite
Ground-floor space for a parent, a returning college grad or guests. A bathroom changes the scope, so we plan it early.
Gym or hobby room
Rubber flooring, good lighting and ventilation for a home gym, music room or workshop that feels like part of the house.
Family or playroom
Extra living space off the main floor β often the most affordable square footage you can add to a house you already own.
Converting a garage keeps the footprint of the house the same, which is why many families look at it before an addition. Compare options on our home additions page.
Is your garage a good candidate for a conversion?
We look at these during the free visit. None of them is a deal-breaker on its own β they just shape the plan and the price.
| What we check | Good sign | Needs more work |
|---|---|---|
| Slab | Dry, fairly level concrete | Cracks, a strong slope toward the door, or water coming in |
| Walls | Sound framing or block, no rot at the bottom plate | Water staining, rot or damaged block |
| Ceiling height | Room for insulation and a finished ceiling | Low beams or a tight ceiling that limits the layout |
| Roof over the garage | Roof in good shape, no leaks | Older or leaking roof that should be fixed before finishing below |
| Utilities | Panel has room for new circuits | Panel is full; heating and cooling have to be worked out |
| Connection to the house | Door into the house already there | No direct access, or steps and grade changes |
What a real garage conversion involves
The difference between a garage that "has drywall" and a garage that feels like a room is in the parts you don't see once it's done:
- The floor: garage slabs sit low and are usually cold and sloped toward the door. Depending on the slab, the floor is typically built up and insulated so it's level and comfortable before the finished flooring goes in.
- The big door opening: the overhead door comes out and the opening is framed in, usually with a window or entry door, then finished outside with siding that matches the house so it doesn't look like a filled-in garage.
- Insulation: garage walls and ceilings are often uninsulated. Walls, ceiling and floor all need attention, or the room will be cold all winter.
- Heating and cooling: a converted garage needs its own comfortable temperature. We go over the options with you during design.
- Electrical: outlets, lighting and circuits for a living space are different from a garage with one bulb and an outlet for the freezer.
- Light and air: windows make the space usable as a real room and help it meet the rules for its intended use.
- The step into the house: raising the floor can change or remove the step between the garage and the house β a nice side benefit.
Attached vs. detached garage conversions
| Attached garage | Detached garage | |
|---|---|---|
| Feels like | Part of the house, especially with a door from the kitchen or hall | A separate space β good for an office, studio or gym |
| Utilities | Usually easier to extend from the house | Often need new runs from the house |
| Common uses | Family room, bedroom, in-law space | Home office, hobby room, workshop |
| Watch for | Shared wall details and the step into the house | Foundation, slab condition and the roof |
Either way, we look at the garage roof. As roofers, we'd rather fix a tired roof now than see a new room damaged by a leak β see Union County roofing.
Zoning, permits and parking: check before you design
Every town in New Jersey handles garage conversions a little differently. A few things are worth knowing before you fall in love with a floor plan:
- Permits: turning a garage into living space is a change to the house. We know local permit requirements for the work we do and will go over them with you before work starts.
- Parking and zoning: some towns have rules about off-street parking or how a space can be used. Your town's zoning office is the place to confirm what applies to your property.
- HOA or condo rules: if you're in an association, check its rules on exterior changes like removing the garage door.
- Bedrooms: a room meant for sleeping has stricter requirements, including how you'd get out in an emergency. Tell us early if that's the plan.
Selling in a few years? Ask how the conversion will look to future buyers. Some buyers want the garage, others want the room. We'll talk it through honestly.

What changes the price of a garage conversion
We don't quote garage conversions over the phone, because the garage itself decides most of the cost. The biggest factors:
| Factor | Simpler | More involved |
|---|---|---|
| Size | One-car garage | Two-car or oversized garage |
| Floor | Dry, level slab needing insulation and flooring | Slab with cracks, a steep slope or moisture |
| Plumbing | No water needed | A bathroom, wet bar or laundry added |
| Heating & cooling | Simple solution for one room | New system or extended ductwork |
| Exterior | Simple window or door in the old opening | Matching siding, trim and roof work |
| Hidden conditions | Sound framing and roof | Rot, water damage or a roof that needs replacing |

Garage conversions in Rahway, Summit and Paramus
We get garage conversion calls from all over our service area, and three towns come up often:
- Rahway (Union County): a lot of the calls are about attached garages that the family no longer parks in. Those are often good candidates for an office or family room.
- Summit (Union County): homeowners here often ask about converting a detached garage into a studio or home office.
- Paramus (Bergen County): ranch-style and split-level homes with attached garages can sometimes gain a ground-floor bedroom or in-law space without an addition. See also home remodeling in Paramus.
We're also doing garage work in Essex County β see garage conversions in Newark.

Are you a garage conversion contractor in Summit, NJ?
Yes, Summit is in our Union County service area. We'll visit the garage, look at the slab, walls and roof, and give you a free written estimate.
Do you convert garages in Paramus?
Yes. Paramus is in our Bergen County service area, and we remodel homes there regularly.
How much does a garage conversion cost?
It depends on the size of the garage, the slab, whether you need plumbing, heating and cooling, and the exterior work. We give a free written estimate with the exact price before any work begins.
Do I need a permit to convert my garage?
Converting a garage to living space is a change to the house. We know local permit requirements for the work we do and will go over them with you; your town's zoning office can confirm any parking or use rules.
Can a converted garage be a bedroom?
Often it can, but a bedroom has stricter requirements, including emergency exit. Tell us early so we design for it.
Can you add a bathroom in a converted garage?
It's possible in many garages, but plumbing changes the scope and price. We'll look at where water and drain lines could run.
What happens to the garage door opening?
We remove the overhead door, frame the opening, usually add a window or door, and finish the outside with siding to match the house.
Will a converted garage be cold?
Not if the floor, walls and ceiling are insulated and the room has proper heating and cooling. That's part of every conversion we plan.
Do you offer financing?
Yes, financing is available for larger projects. Ask when we give you the estimate.
