Comparing the costs of different shingle roofing

On the same house, the shingle line changes the material cost, while most of the rest of the job, tear-off, deck repair, ice & water barrier, synthetic underlayment, flashing, ventilation and cleanup, costs about the same whichever shingle you choose.

Is it worth paying more for architectural shingles?

For most homes the step up is a small share of the whole job, because labor and the rest of the system don't change much, and the thicker shingle has a fuller look. The estimate shows both if you ask. See asphalt shingle roof replacement.

Do impact-resistant shingles cost more?

Yes, impact-rated shingles cost more than standard lines. Some homeowners ask their insurer whether they affect premiums; that's the insurer's call. Read Class 3 vs. Class 4 shingles.

How do flat roof materials compare in cost?

EPDM, TPO and modified bitumen differ in material and labor, and the roof's drainage, walls and penetrations matter as much as the membrane. Compare: flat roof materials compared.

What raises the cost of a new roof?

The cost of a new roof is set by the roof itself: its size in squares, steepness, the number of layers to remove, how much decking is rotted, the material, chimneys, skylights and walls to flash, ventilation work and how easy it is to get a dumpster close.

Why does roof pitch change the price?

Steep roofs need more safety setup and slower, harnessed work, and they use more material per square foot of house. See new roof cost in NJ.

Why does the number of layers matter?

Every old layer adds tear-off labor and disposal weight. Terra Nova always tears off to the deck, so two layers cost more to remove than one. Read shingle layers in NJ.

How much does it cost to replace decking?

It depends on how many sheets are rotted, which nobody knows until the roof is off; the estimate states how decking is priced and we photograph what we replace. See replacing plywood decking.

Do chimneys and skylights add to the cost?

Yes. Every chimney, skylight, dormer and wall the roof meets needs new step, counter or apron flashing, and a wide chimney needs a cricket, so a cut-up roof costs more than a plain one of the same size. See roof flashing cost factors.

Is $30,000 too much for a roof?

It depends entirely on the roof and what the quote includes; compare quotes line by line. Read is $30,000 too much for a roof.

How much does roof repair cost compared with replacement?

Terra Nova's roof leak repair starts from $650, standard roof repair from $950 and emergency leak service from $1,500, with rotted decking extra, while a replacement is priced exactly after the inspection.

When does repair stop making sense?

When leaks keep appearing in new places, shingles are failing across the roof, or repairs would cost a large share of a new roof. Compare: repair vs. replacement.

What changes the price of a repair?

The spot on the roof, how much flashing has to be rebuilt, the pitch and height, the material and any wet deck. See roof repair cost factors and cost to fix a roof leak.

How much does it cost to replace a roof vent?

Replacing a leaking roof vent or pipe boot is roof repair work, so it falls under Terra Nova's repair pricing, roof leak repair from $650 and standard roof repair from $950, with the exact price in writing after we see the vent, its flashing and the wood around it.

What changes the cost of vent replacement?

The vent type (pipe boot, box vent, exhaust vent or ridge vent), how many there are, whether the surrounding shingles and flashing have to be rewoven, the roof's pitch and whether water has rotted the deck around the opening. See roof vent replacement and roof vent types.

What about a ridge vent?

Ridge vent cost depends on the length of the ridge, the cap shingles and whether the deck slot has to be cut. During a full replacement it's part of the ventilation plan. Read ridge vent cost.

Should vents be replaced with a new roof?

Yes. On every replacement we install new pipe boots and vent flashing and balance ridge and soffit ventilation, because old boots crack and leak long before new shingles wear out. See ventilation cost factors.

Are online roof estimate tools and roofing cost calculators accurate?

An online roof estimate tool or roofing cost calculator can ballpark your roof's size from satellite images, but it can't see how many layers you have, whether the deck is rotted, what the flashing and ventilation need, or how steep and accessible the roof really is, so the number is a starting point, not a price.

Why is my real quote different from the calculator?

Calculators use averages; your price comes from your roof's layers, decking, chimneys, skylights, walls, vents and access. Those are exactly the items that change a total. See how to read a roofing estimate.

Can you price my roof from photos?

Photos help us understand the job and plan the visit, but the exact written price comes after an on-site inspection, which is free. Request one at free estimate.

What should a roof estimate include?

A complete roof estimate lists the tear-off and disposal, decking pricing, ice & water barrier and underlayment, drip edge, flashing, pipe boots, ventilation, the shingle or membrane line, cleanup and warranty registration.

What does Terra Nova's free estimate include?

An on-site inspection, photos of what we found, a written scope of work and the exact price before any work starts. Checklist: roof estimate checklist.

How do I compare two roof quotes?

Line them up item by item: tear-off to the deck, decking price, barrier and underlayment, new flashing, ventilation and cleanup. The lower total often leaves something out. See questions to ask before replacing a roof.

Can I finance a roof, and how do deposits work?

Yes, financing is available for larger projects such as a roof replacement, and the options and terms depend on the project and approval; ask any roofer to put the deposit and payment schedule in writing before you sign.

How does roof financing work?

You apply for the project, and the options and terms you're offered depend on the project and approval. Financing is not a way to cover an insurance deductible. Read roof replacement financing and roof financing FAQ.

How much deposit should a roofer ask for?

Be wary of anyone asking for a large cash deposit up front or your insurance check before work starts. Make sure the deposit and payment schedule are written into the contract. See storm-chaser scams.

Will insurance pay for part of my roof?

Insurance may pay for sudden damage such as wind or a fallen tree, but usually not for age and wear, and the insurer decides. We document damage and can meet the adjuster, but we never promise a result or cover deductibles. Read insurance and roof replacement.
