What are the signs you need a roof replacement?

The signs you need a roof replacement are granules washing into the gutters, curling or cracked shingles on several slopes, leaks that return in different spots, a sagging roofline or soft decking, and an old roof over a hot, damp attic. Terra Nova Roofing & Construction checks for every one during a free inspection in North Jersey and shows you photos. NJ Lic. #13VH13824700. Call or text 973-200-1617.

Do I need a new roof? A quick checklist

One sign on its own often means a repair; several signs together, on an older roof, usually mean it's time to replace. Use this table from the ground, the gutters and the attic:

SignWhat it usually meansRepair or replace?
Granules piling up in guttersShingles are losing their protective coatingReplace, if it's across the roof
Curling, cupping or cracked shinglesShingles are dried out, often from attic heatReplace, if on several slopes
Leaks in different places over the yearsThe roof is failing as a wholeUsually replace
One leak at a chimney, vent or skylightA flashing or pipe boot failureUsually repair
Sagging roofline or soft spotsRotted decking or framing troubleReplace plus deck repair; needs a look
Daylight or wet wood in the atticHoles, failed flashing or condensationDepends on how widespread
Moss growing on shaded slopesMoisture held against the shinglesClean or repair if young; replace if shingles are lifted
Dark streaksAlgae — mostly cosmeticUsually neither

How old is too old for an asphalt roof in New Jersey?

Age alone doesn't decide it, but many asphalt shingle roofs in North Jersey start showing the signs on this page somewhere around the 20-year mark — sooner over a poorly vented attic, on a south-facing slope, or under trees.

New Jersey roofs take a lot: summer sun and heat, freeze-thaw cycles all winter, ice at the eaves, and nor'easter wind. Older three-tab shingles tend to wear faster than today's architectural shingles. If you don't know the roof's age, clues include the shingle style, how many layers are on the house, and any paperwork from when you bought it.

An old roof that still looks flat, holds its granules and doesn't leak can keep going — we'll tell you that. More: how long does a roof last?

Are granules in the gutters a sign I need a new roof?

Yes — a steady amount of granules in the gutters or at the bottom of downspouts, across the whole roof, is one of the clearest signs asphalt shingles are wearing out.

The granules are the gritty top layer that protects the asphalt from the sun. Once they wash off, the asphalt dries out, gets brittle and cracks. Look for:

  • Sand-like grit collecting in gutters and splash blocks after rain.
  • Bald or shiny patches on the shingles, often on the sunniest slope first.
  • Color looking blotchy or faded in sections.

A brand-new roof sheds some loose granules for a while — that's normal. Granule loss in one spot after a hailstorm or a fallen branch is a damage question, not an age question. See why there are granules in your gutters.

What do curling, cupping or cracked shingles mean?

Curling, cupping or cracked shingles mean the asphalt has dried out and lost its flexibility, and when it shows on several slopes the roof is near the end of its life.

  • Cupping — edges turn up, the middle sinks.
  • Clawing — the middle lifts, the corners stay down.
  • Cracking — splits across the shingle, often in older three-tab roofs.
  • Brittle tabs — shingles that snap off in wind instead of flexing.

Curled shingles catch wind and let rain blow under them. A common cause is heat from below: an attic without enough intake and exhaust cooks the shingles from the deck side. That's why we check the attic and fix ventilation as part of any replacement. See why shingles curl.

Is a roof leak a sign the whole roof needs replacing?

One leak usually isn't — but leaks that keep coming back in different places, after several repairs, usually mean the whole roof has worn out.

Most single leaks start at a joint: a cracked pipe boot, loose chimney or wall flashing, a skylight, or a valley. Those are repairs, and our roof leak repair starts from $650. The picture changes when:

  • You've had leaks fixed in two or three different spots in a few years.
  • Ceiling stains show up after ordinary rain, not just storms.
  • Water shows up in winter along outside walls, a sign of ice dams on an aging roof.
  • Repairs keep finding brittle shingles that break when lifted.

At that point, money spent on repairs is going into a roof that keeps aging. See recurring roof leaks.

What does a sagging roof or soft decking mean?

A sagging roofline or soft spots underfoot usually mean the wood deck under the shingles is rotted or weakened, and the roof needs to come off so the wood can be repaired.

From the street, look along the ridge and the roof planes: dips between rafters, a wavy ridge or a low spot near a chimney all point to trouble below. In the attic, look for dark or stained plywood, delaminating layers, rusted nails and wet insulation.

Rot usually comes from long-term leaks, old ice dams at the eaves, or years of attic condensation. A layer of new shingles over soft wood won't hold, which is one reason we always tear off to the deck. A deep sag in the ridge or rafters can be a framing issue, and we'll tell you if that's the case. See sagging roof repair.

Do moss and dark streaks mean I need a new roof?

Dark streaks usually don't — they're algae and mostly cosmetic — but thick moss can, because it holds water against the shingles and lifts their edges.

  • Dark streaks show up on north-facing and shaded slopes. They mark where the roof stays damp but rarely cause leaks on their own.
  • Moss grows on shaded, wooded lots, common in much of Morris, Passaic and northern Bergen County. Its roots work under shingle edges and keep the mat underneath wet.
  • Lifted or rotted edges under moss mean the shingles in that area are done.

Pressure-washing a shingle roof strips granules, so don't. If you're replacing anyway, algae-resistant shingles and trimming overhanging branches help. See moss on shingles.

What are the signs of poor attic ventilation?

The signs of poor attic ventilation are an attic that's hot in summer, frost or dripping nails in winter, damp or moldy wood, and ice dams at the eaves — and left alone, they shorten a roof's life. What to look for:

🔥

Hot attic, hot top floor

An attic that feels like an oven on a summer afternoon is baking the shingles from below and loading the AC.

❄️

Frost and wet nail tips

In winter, moist air condenses on the cold deck and roofing nails. When it melts, it drips onto insulation and ceilings.

🍄

Mold, stains and musty smell

Dark spots on the plywood, especially near the ridge and north side, mean moisture is sticking around.

🧊

Ice dams and icicles

Warm air leaking into the attic melts roof snow, which refreezes at the cold eaves and backs water under shingles.

🌀

Curling shingles

Shingles aging faster than they should, often with blistering on the sunniest slopes.

🚫

Blocked or missing vents

Soffit vents covered by insulation, no ridge vent, or bath fans venting into the attic.

Ventilation problems can usually be fixed by balancing soffit intake with ridge exhaust or solar attic fans. If the deck is already damaged, it's fixed as part of a replacement. Full guide: signs of poor attic ventilation.

When is a roof repair enough instead of a replacement?

A roof repair is enough when the problem is in one spot and the rest of the roof is still flat, flexible and holding its granules.

  • A single leak at a pipe boot, chimney, skylight or wall — roof leak repair from $650.
  • Wind damage to a few shingles or one slope on a younger roof — standard roof repair from $950.
  • An active leak right now — emergency roof leak service from $1,500, with a temporary dry-in, then the permanent fix.
  • Rotted decking found during a repair is extra.

We'll tell you honestly which one your roof needs; a repair is often the right answer. See repair vs. roof replacement.

What happens at a free roof inspection?

At a free Terra Nova roof inspection we check the roof, the flashing and the attic, photograph what we find, and tell you whether it needs a repair or a replacement — with an exact written price either way.

  • Shingle condition on every slope: granules, curling, cracks, soft spots.

Do I Need a New Roof? Questions

How do I know if I need a new roof or just a repair?

If the problem is in one spot and the rest of the roof is sound, it's a repair. Granule loss, curling across several slopes, or leaks in different places point to a replacement. A free inspection with photos answers it.

How long does a roof replacement take?

Most residential roof replacements take 1–3 days. Larger or more complex roofs take longer.

Do I need to be home during a roof replacement?

No. Keep the driveway clear for the dumpster, and we'll do a final walkthrough with you when the job is done.

What happens if it rains during my roof replacement?

We only open as much roof as we can dry in the same day. If rain comes, open areas are covered before the crew leaves.

Can I wait another year to replace my roof?

Sometimes. If it isn't leaking and the deck is solid, a repair can buy time. If it's already leaking in several places, waiting usually means more rotted decking to replace later.

Will homeowners insurance pay for a new roof?

It might if the damage came from a sudden event like wind or a fallen tree; age and wear usually aren't covered. Only your insurer decides. We can document damage and meet the adjuster.

Is financing available for a roof replacement?

Yes, financing is available for larger projects like a full roof replacement.

What does the free inspection and estimate include?

A check of the roof, flashing and attic, photos of what we find, and a written estimate with the exact price for a repair or a replacement.

Can poor attic ventilation ruin a roof?

It can shorten its life. Heat bakes shingles from below in summer, and condensation in winter can rot the deck and feed ice dams.

Are dark streaks on my roof a problem?

Usually not. They're algae, mostly cosmetic. Moss is different: it holds moisture and can lift shingle edges.

Are you licensed and insured?

Yes. Licensed and insured, NJ Lic. #13VH13824700, locally owned in Garfield, NJ.
