Roof replacement cost questions

What decides the price of a new roof?

Size in squares (100 sq ft each), pitch, the number of old layers, deck repairs, the material, chimneys, skylights, dormers and valleys, ventilation upgrades, access and disposal. Each of these changes labor or material, so two houses on the same street can price very differently. More: new roof cost in NJ.

Why won't you give me a price over the phone?

Because the parts that move the price most, like the deck condition, the number of layers and the flashing details, can only be seen on site. A phone number would be a guess; the inspection gives you a real one in writing.

Why do roof quotes vary so much?

Quotes differ in what they include: tear-off or overlay, how much ice & water barrier, new or reused flashing, ventilation and how deck repairs are charged. Compare them line by line. See is this roof quote too high.

How are deck repairs charged?

Nobody knows exactly how much wood is bad until the old roof is off, so the estimate states how replacement sheets are priced. We photograph rotted wood before we replace it so you see what you're paying for.

Is repair cheaper than replacement?

Up front, yes: roof leak repair starts from $650 and standard repair from $950. On an old roof with leaks in several places, repeated repairs can add up, which is when replacement makes sense. Compare: repair vs. replacement.

Timing and scheduling questions

How long does a roof replacement take?

Most residential roof replacements take 1–3 days. A small ranch can be one day; a large roof, two layers or a lot of deck work pushes toward the longer end.

What time of year should I replace my roof?

Spring through fall is easiest because shingles seal most reliably in mild weather, but we replace roofs in winter on dry days above the temperatures the manufacturer allows. Don't wait for summer if the roof is already leaking.

Do I need to be home?

Not the whole time. We'd like a few minutes at the start and a final walkthrough at the end, plus access to the driveway and an outside outlet.

What happens if it rains mid-job?

We only tear off what we can dry in the same day. If weather moves in, the open area is covered with underlayment or tarps before the crew stops, so the house stays dry.

Roof replacement process questions

Why tear off to the deck?

It's the only way to see and fix rotted wood, install ice & water barrier directly on the deck and replace old flashing. An overlay hides those problems under new shingles. See new roof over an old roof.

What is ice & water barrier and why does it matter?

It's a self-sealing membrane laid at the eaves, valleys and around chimneys and pipes, where ice dams and heavy runoff push water under shingles. It seals around the nails so water that gets past the shingles can't reach the deck.

Do you replace the flashing?

Yes. Drip edge, step flashing at walls, chimney flashing and pipe boots are replaced; most leaks start at these joints, so reusing old metal is a common reason new roofs leak.

Will my attic ventilation change?

Often. We balance intake at the soffits with exhaust at the ridge, because a hot or damp attic shortens shingle life and feeds ice dams. Read ridge vents during a replacement.

How do you protect my yard and driveway?

We cover plants and set tarps before tear-off, clean up every day and run a magnet sweep over the yard and driveway for nails. The full sequence: roof replacement process.

Roofing material questions

What roof material do most North Jersey homes use?

Architectural asphalt shingles cover most homes here: they handle the freeze-thaw winters well and come in many colors. See asphalt shingle roof replacement.

Do you work on metal roofs?

We repair metal roofs — leaks at fasteners, seams and flashing. We don't install new metal roofs; metal roofing is a specialty system, and we can tell you honestly whether a specialist fits your house. See metal roof repair or replacement options.

What about my flat roof section?

Porches, rear additions and multi-family roofs often have low-slope sections that need a membrane, not shingles. We replace those too. See flat roof replacement.

Do you do slate, cedar or tile?

Those aren't roofs we install. If your roof needs a specialist, we'll tell you honestly.

Insurance and storm damage questions

Will insurance pay for my new roof?

It may cover sudden storm damage like wind or a fallen tree, but usually not age and wear; your policy and adjuster decide. We document damage with photos and measurements, help with paperwork and can meet the adjuster, without promising a result. Read insurance and roof replacement.

What if the storm damage is only on one slope?

The adjuster decides whether to pay for a section or the whole roof. Our photos and measurements show exactly what was damaged so the claim is based on facts. See replacement after storm damage.

Should I get a roof inspection before filing a claim?

Yes, an inspection first tells you whether there is real storm damage before you open a claim. If water is coming in, we can dry the roof in temporarily. More: replacement through an insurance claim.

Financing and estimate questions

Do you offer financing?

Yes, financing is available for larger projects like a roof replacement. Ask during the inspection. See roof replacement financing.

What does your estimate include?

A written scope listing tear-off and disposal, deck repair pricing, underlayment and ice & water barrier, drip edge, flashing, pipe boots, ventilation, the shingle line, cleanup and warranty registration, with photos of your roof.

What should I ask before signing?

Ask for the license number, whether it's a full tear-off, how deck repairs are priced, which flashing gets replaced and who registers the warranty. List: questions to ask before replacing a roof.

Roof Replacement FAQ

How much does a roof replacement cost?

It depends on size, pitch, layers, deck repairs, material and details like chimneys and skylights. We give you the exact price in writing after a free inspection.

How long does it take to replace a roof?

Most residential roof replacements take 1–3 days. Extra layers, deck repairs or a large roof add time.

Do I need to be home during the replacement?

Not the whole time. We like to talk at the start and do a final walkthrough with you at the end.

What if it rains during my roof replacement?

We only open what we can dry in that day, and cover any open area with underlayment or tarps before we stop.

Do you tear off the old roof?

Yes, always to the deck. That's how we find and fix rotted wood and install new barrier, underlayment and flashing correctly.

Will homeowners insurance cover my roof?

It may cover sudden storm damage but usually not wear and age. We document damage and can meet the adjuster, but the decision is your insurer's.

Is financing available?

Yes. Financing is available for larger projects such as a roof replacement.

What does the free estimate include?

An inspection, photos, a written scope of work and the exact price before any work starts.

Do you register the manufacturer warranty?

Yes, where it applies, and every job also carries our workmanship guarantee.

Do you replace gutters with the roof?
