What does roof replacement look like on a Morris County home?
Usually it means a larger roof with more planes, valleys and edges than a typical older suburban house, on a lot with more trees and in a colder climate. That combination changes the job in a few ways:
- More roof. Colonials, center-hall homes and newer custom houses often have hip roofs, dormers, bump-outs, attached garages and covered porches. More edges and valleys mean more ice & water barrier, more drip edge and more flashing.
- Wooded lots. Shade, leaves and needles keep parts of the roof damp longer and fill gutters and valleys quickly.
- Colder, snowier winters. The western and higher parts of the county tend to hold snow longer than towns near the Meadowlands, so ice dams and freeze-thaw damage at the eaves are common.
- Longer driveways and setbacks. Access for the dumpster and material delivery is planned before the first day.

Can you repair soffit and fascia during a roof replacement?
Yes, and a replacement is the easiest time to do it. During a replacement the roof edge is open, the gutters can come down and rotted fascia and soffit are easy to reach. On wooded Morris County lots, soffit and fascia often take as much abuse as the shingles:
- Rotted fascia behind gutters. Overflowing gutters soak the fascia board until it rots and the gutter pulls away. We replace the bad wood, then the new drip edge directs water into the gutter, not behind it. See fascia repair behind gutters.
- Soffit damage. Water, ice and animals damage soffit panels. New soffit panels close the gaps that let weather into the eaves.
- Blocked soffit vents. If intake vents are painted over, covered or missing, ridge vents can't work. New or cleared soffit vents are part of balancing the ventilation. See blocked soffit vents.
- Capping and trim. Aluminum or vinyl capping over new fascia cuts down on future painting.
Soffit and fascia work is listed separately on the estimate. More: soffit repair, fascia repair and should I replace fascia when replacing gutters.
How is a new roof built for Morris County winters?
Most winter roof leaks start at the eaves and in the valleys, so that's where a Morris County roof needs the most protection:
Ice & water barrier
A self-sealing membrane at the eaves, in valleys and around chimneys and pipes, so water backed up by an ice dam can't get in. See ice and water shield.
Cold-roof ventilation
Soffit intake and ridge exhaust keep the deck cold so snow doesn't melt and refreeze at the edge. See ice dams from poor ventilation.
Drip edge and starter
Metal drip edge and sealed starter strips keep meltwater and wind off the roof edge.
Sealed penetrations
New pipe boots, vent flashing and chimney step and counter flashing, so freeze-thaw can't open the joints.
Ice dams are partly an attic problem too: warm air leaking into the roof space melts the snow. We'll tell you what we see in the attic. Guide: ice dams and roof leaks.
Skylight installation and replacement with a new Morris County roof
If you have skylights, or want one, plan it with the roof replacement. That way the skylight and roof flashing are installed together and you pay for the roof work once.
- Existing skylights: we check for fogging, cracked glazing, rotted curbs and stains. Sound units get a new flashing kit; tired ones are priced for replacement on the same estimate.
- New skylights: we can add skylights over a family room, bathroom or stairwell while the roof is open.
- Ice and snow: skylights on north-facing or shaded slopes get extra ice & water barrier around the curb.
See replacing skylights during a roof replacement, skylight installation and skylight ice dam leaks.
What moves the price of a roof replacement in Morris County?
Size, steepness and complexity matter most in Morris County, because many roofs here are large with lots of edges and valleys. We give an exact written price after the free inspection, based on:
- Size in squares (100 square feet each) and the number of roof planes.
- Pitch and height: steep two-story roofs need more staging and safety setup.
- Layers to tear off and disposal weight.
- Deck repairs found once the old roof is off.
- Material: asphalt shingles or metal.
- Linear feet of edges, valleys and wall joints, which set how much ice & water barrier, drip edge and flashing go on.
- Chimneys and skylights.
- Soffit, fascia and ventilation work added to the job.
- Access: long driveways, slopes, landscaping and trees.
More: how much a new roof costs in New Jersey and financing.
Do Morris County homes need flat or low-slope roof work too?
Often, yes: sunrooms, porches, garage additions and rear bump-outs are frequently too flat for shingles. Shingles on a roof that's too flat let water back up under them, and those sections are where many Morris County leaks start.
When we replace the main roof, we check every low-slope section and either repair it or replace it with a membrane system tied cleanly into the shingled roof. Small leaks on a flat section are often a repair: roof leak repair starts from $650 and standard roof repair from $950. See flat roof repair and flat roof replacement. Rooftop decks and walk-on roofs are a different project; tell us about it and we'll say what we can help with.

Morris County Roof Replacement Questions
Do you replace roofs in Morris County?
Yes. We replace roofs throughout Morris County, including Denville, Randolph, Roxbury, Rockaway, Hanover and Morristown. Visits are scheduled ahead from our base in Garfield.
How long does a roof replacement take in Morris County?
Most residential roof replacements take 1–3 days. Large, steep or complex roofs, and jobs with a lot of soffit, fascia or deck repair, take longer.
Do I need to be home for the roof replacement?
No. We'll go over the plan with you before we start and walk the roof with you at the end. Keep the driveway clear and let us know about gates or pets.
What if it rains while the roof is open?
We only tear off what we can dry in the same day and cover the roof with underlayment or tarps. If rain is coming, we stop and resume when it's dry.
Can you fix my soffit and fascia with the new roof?
Yes. It's the easiest time to replace rotted fascia, damaged soffit and blocked soffit vents, and it's listed separately on your estimate.
Will a new roof stop my ice dams?
A new roof with ice & water barrier at the eaves keeps water out when ice dams form, and better ventilation reduces them. Attic air leaks also play a part, and we'll tell you what we see.
Can you add skylights when you replace my roof?
Yes. We install new skylights and replace old ones during the roof replacement so the flashing goes in with the new roof.
Will insurance cover my roof replacement?
It may if the damage came from a covered event like a storm or fallen tree; it depends on your policy and the adjuster. We document damage and can meet the adjuster, but never promise the outcome.
Is financing available?
Yes, financing is available for larger projects like a roof replacement.
What's included in the free estimate?
An inspection, photos and a written estimate that lists the scope, materials, deck repairs, flashing, ventilation, soffit and fascia work, cleanup and the exact price.
Are you licensed and insured?
Yes. Licensed and insured, NJ Lic. #13VH13824700.
