How are Essex County roofs different from the rest of North Jersey?
Essex County roofs tend to be older, more shaded and more often split between pitched and flat sections than roofs in newer suburbs. Three things come up again and again on our inspections here:
- Older, larger homes and multi-family buildings. Many towns are full of two- and three-family homes, early-1900s colonials and Victorians with steep pitches, dormers and multiple chimneys.
- Mature trees. Large old street and yard trees shade roofs, drop leaves into valleys and gutters and send limbs down in storms.
- Flat and low-slope sections. Rear kitchens, sunrooms, porches and whole flat-roof multi-family buildings need a membrane system, not shingles.
A good replacement plan treats each of these separately. Start with signs you need a roof replacement if you're not sure yet.

What do big trees do to an Essex County roof?
Trees are the most common reason we see Essex County roofs wear unevenly. This is what we look at before we quote a replacement:
Packed valleys and gutters
Leaves hold water in valleys and at the eaves, where it works under shingles. The new roof gets ice & water barrier in every valley and at the edges.
Moss and damp slopes
Shaded sides stay wet and age faster than sunny sides. Ventilation helps the deck dry from below.
Limbs and storm damage
Rubbing branches wear off granules; falling limbs crack the deck. See fallen tree damage.
Ice at the eaves
Shade keeps snow on the roof longer, which feeds ice dams. See ice dams and roof leaks.
We'll point out which limbs are a risk so you can have a tree service trim them before or after the new roof goes on.
Flat roof repair and replacement in Essex County
A flat roof that leaks in one spot can often be repaired; one that is blistered, ponding, patched all over or sitting on wet insulation needs replacement. We see a lot of both across Essex County.
When repair makes sense: a single seam, a puncture, a loose flashing at the wall or a clogged drain. Roof leak repair starts from $650 and standard roof repair from $950; see flat roof repair.
When replacement makes sense: water ponding for days, soft spots underfoot, many layers of coating or patches, or leaks that come back after every fix. Replacement means:
- Removing the old membrane and any wet insulation down to the deck.
- Repairing deck boards and correcting slope toward drains or scuppers where we can.
- Installing a new membrane system with properly sealed seams.
- Flashing up walls, parapets, chimneys and around drains, where most flat-roof leaks start.
- Tying the flat section into the pitched roof cleanly where they meet.

Replacing roofs on older multi-family homes in Essex County
Two- and three-family homes are some of the most common roofs we replace in Essex County, and they need a little more planning than a single-family house. We handle the extra pieces:
- Height and staging. Three-story walls mean more ladders, staging and safety gear.
- Mixed roofs. A pitched front with a flat rear, or a fully flat roof with parapets, often on the same building.
- Tenants. We give owners a schedule to share and keep walkways and entrances clear.
- Old chimneys and vents. Multiple chimneys and plumbing vents, all re-flashed.
- Clear paperwork. A written estimate with photos for the owner's records.
See multi-family roof replacement for more detail. Older single-family homes: roofs on older and historic homes. If your roof is slate, we'll tell you honestly if it needs a specialist.
Should old skylights be replaced with the new roof?
Usually yes: if a skylight is more than halfway through its life, replacing it during the roof replacement is the cleanest time to do it. The flashing around a skylight is part of the roof. Re-using an old skylight means tying brand-new flashing to an old frame, and that joint is where leaks start.
- We check each skylight for fogging, cracked glazing, rotted curbs and stains on the interior well.
- If it's sound, we install a new flashing kit with the new roof.
- If it's tired, we price a replacement on the same estimate so you can decide.
- We also install new skylights where you want more light in an attic room or stairwell.
See skylights during a roof replacement and skylight installation.
What decides the price of an Essex County roof replacement?
The roof itself decides the price, so we give you an exact written number only after a free inspection. The main factors:
- Size in squares and the number of roof sections, including flat areas.
- Pitch and height, especially on three-story homes.
- Layers to remove and wet insulation on flat sections.
- Deck repairs, which are common under old, shaded roofs.
- Material: asphalt shingles, metal or a flat-roof membrane.
- Chimneys, skylights, dormers and wall joints that need new flashing.
- Ventilation added or corrected.
- Access: tight lots, street parking, landscaping and where the dumpster can go.

Essex County Roof Replacement Questions
Do you replace roofs in all of Essex County?
Yes. We replace roofs throughout Essex County, including Belleville, Nutley, Bloomfield, Montclair, Newark, East Orange and the towns around them.
How long does a roof replacement take?
Most residential roof replacements take 1–3 days. Three-story multi-family homes, combined flat and pitched roofs or a lot of deck repair take longer.
Do I need to be home during the work?
No. We'll review the plan with you before we start and do a final walkthrough at the end. We need driveway access, and tenants should know the schedule.
What happens if it rains mid-job?
We only open what we can close the same day and keep the house covered with underlayment or tarps. If rain arrives, we stop and finish when it's dry.
Can you repair my flat roof instead of replacing it?
Often, yes. A single seam, puncture or flashing leak is a repair, starting from $650 for leak repair. Ponding, soft spots and leaks that keep coming back usually mean replacement.
Do you do roofing on new construction or additions in Essex County?
Yes. We install new roofs on additions and renovations as well as replacing existing roofs. Tell us about the project and we'll inspect and quote it.
Will insurance pay for my roof replacement?
It might, if the damage came from a covered event like a storm or fallen tree. It depends on your policy and the adjuster; we document damage and can meet the adjuster, but never promise a result.
Is financing available?
Yes, financing is available for larger projects like a roof replacement.
What does your estimate include?
A free inspection, photos and a written estimate listing scope, materials, deck repairs, flashing, ventilation, cleanup and the exact price.
Do you replace skylights with the roof?
Yes. We check every skylight and either re-flash it or price a replacement on the same estimate.
Are you licensed and insured?
Yes. Licensed and insured, NJ Lic. #13VH13824700, locally owned in Garfield, NJ.
