What makes roofs in Passaic County different?
Passaic County has some of the oldest housing in North Jersey, and much of it sits along the Passaic River and its valleys and hillsides. Those two facts shape most of the roofs we replace here:
- Older housing stock. The cities and older towns are full of early-1900s and mid-century homes: two- and three-family houses, narrow-lot singles, capes and colonials. Many have been re-roofed more than once.
- River towns and damp air. Homes near the river and in low spots hold more moisture, and attics with little ventilation show it: damp sheathing, rusty nails, mildew on the underside of the deck.
- Hills and exposure. Hillside neighborhoods and the more open western towns catch wind that lifts shingle edges and drives rain under flashing.
- Mixed roof shapes. A steep main roof, a flat rear section over a kitchen or porch and a dormer or two on the same house is common, and each part needs the right system.
That's why the inspection matters as much as the shingle choice. See signs you need a roof replacement.

How do we replace a roof on an older Passaic County home?
The same way we replace any roof, with more attention to what's under the old shingles, because on an older house the surprises are under the shingles. Here is what we watch for:
- Two or three layers. Older roofs were often covered over instead of torn off. All layers come off so we can see the deck and the roof isn't carrying extra weight. See can you put a new roof over an old roof.
- Board decking. Many older homes have wood boards instead of plywood sheets. Boards can have gaps, splits or soft ends near the eaves. We replace damaged sections, or re-sheath where that's the sound choice, and show you photos before we do.
- Old chimneys. Brick chimneys that have been tarred over and over usually need new step and counter flashing cut properly into the mortar, not more tar. See chimney leaks.
- Little or no attic ventilation. Adding soffit intake and ridge exhaust is one of the most useful upgrades an older house can get during a re-roof. See attic ventilation.
- Tired gutters and fascia. Rotted fascia behind old gutters is common; it's easiest to fix while the roof edge is open.
If an older home has slate or another specialty roof, we'll tell you honestly whether it needs a specialist. More on older houses: roof replacement for older and historic homes.
Replacing the roof on a two- or three-family house: what changes?
A multi-family roof is the same craft on a bigger, busier building. These are the parts that need planning:
Tenants at home
We tell you the schedule so you can notify tenants, keep entrances clear and work around parked cars.
Flat and pitched together
Many Passaic County multi-families have a pitched front and a flat rear. Each gets its own system, tied together properly. See flat roof replacement.
Tall walls and tight lots
Three-story walls and narrow side yards need staging and a plan for where debris and the dumpster go.
Owners and paperwork
Landlords get a clear written estimate and photos for their records. See multi-family roof replacement.
Roof leak repair in Passaic County, or time for a new roof?
A single leak on a roof with life left is a repair; a worn-out roof that leaks in more than one place is a replacement. Here's how we explain the choice to Passaic County homeowners:
- Repair makes sense when the leak is at one pipe boot, a vent, a few missing shingles or one flashing joint. Roof leak repair starts from $650 and standard roof repair from $950.
- Emergency service is for water coming in now: a temporary dry-in or tarp, then the permanent fix. Emergency roof leak service starts from $1,500.
- Replacement makes sense when shingles are curling or brittle, granules are piling up in the gutters, there are leaks in several places, the deck feels soft, or there are already two layers on the roof.
Rotted decking found during a repair is extra, and you always get the exact price first. See roof leak repair, repair vs. replacement and storm damage roof repair.
What drives the cost of a new roof in Passaic County?
We don't give a price for a roof we haven't seen, because the items below change it more than anything else. After a free inspection you get an exact written price that covers each of them:
- Size in squares (one square = 100 square feet) and how many roof planes, valleys and dormers there are.
- Pitch and height, including three-story walls on multi-family homes.
- Number of layers to tear off and haul away.
- Deck condition, especially on older board decking.
- Material: asphalt shingles, metal or a flat-roof membrane for low-slope sections.
- Chimneys, skylights and wall joints that need new flashing.
- Ventilation upgrades where the attic has none.
- Access and disposal: narrow driveways, shared lots, street parking.

Which Passaic County towns have a roof replacement page?
We work throughout Passaic County. These towns have their own page about local homes and roofs:
Paterson, Passaic, Clifton and the Haledons: Paterson, Passaic, Clifton, Prospect Park, Haledon, North Haledon.
Hawthorne and the western suburbs: Hawthorne, Totowa, Woodland Park, Little Falls, Wayne.
Your town isn't listed? We still serve it. Neighboring counties: Bergen County, Essex County and Morris County. Main page: roof replacement in New Jersey.
Can you do siding, gutters or remodeling along with a new roof?
Yes. Terra Nova is a roofing and construction company, so a roof job can be paired with other exterior or interior work and planned as one project. Common pairings in Passaic County:
- Gutters and downspouts replaced with the roof so the new drip edge and gutters line up.
- Soffit and fascia repaired while the edge is open, including soffit vents for the new ventilation. See soffit repair.
- Siding in vinyl, wood or fiber cement, especially where wall flashing meets the roof.
- Skylights replaced during the re-roof. See skylights during a roof replacement.
- Remodeling: kitchens, bathrooms, basements and renovations. A dry roof first protects the new work inside.
Each part gets its own line on the written estimate, so you can decide what to do now and what to do later.
How do you book a free roof inspection in Passaic County?
Call or text 973-200-1617 with your town and a short description, and we'll schedule a visit; we usually reply the same business day. It helps to:
- Text a couple of photos of the roof from the street and any ceiling stains.
- Tell us how old the roof is, if you know, and whether it's leaked before.
- Let us know about tenants, shared driveways, gates or dogs.
We inspect the roof and attic where we can reach it, take photos and give you the exact price in writing. If storm damage is involved, we document it and can meet the adjuster; see does homeowners insurance cover a roof replacement. Or request a visit on our free estimate page.

Passaic County Roof Replacement Questions
Do you replace roofs in Paterson, Passaic and Clifton?
Yes. We replace roofs in Paterson, Passaic, Clifton and the rest of Passaic County, working from our base in Garfield next door in Bergen County.
How long does a roof replacement take?
Most residential roof replacements take 1–3 days. A multi-layer tear-off, a lot of deck repair or a large two- or three-family house takes longer.
Do I need to be home while you work?
No. We'd like to go over the plan with you before we start and walk the finished roof with you at the end. Tenants should know the schedule, and we'll need the driveway clear.
What if it rains during the roof replacement?
We only tear off what we can dry in the same day and keep the roof covered with underlayment or tarps. If rain comes, we stop and pick up when it's dry.
My house has two layers of shingles. Can you add a third?
No. We tear off every layer to the deck so we can repair the wood and install the ice & water barrier, underlayment and flashing properly.
Will my homeowners insurance cover a new roof?
It may if the damage came from a covered event such as wind or a fallen tree, but that depends on your policy and the adjuster. We document the damage, help with paperwork and can meet the adjuster, but we can't promise the outcome.
Do you offer financing?
Yes, financing is available for larger projects like a roof replacement.
What's included in the free estimate?
An inspection of the roof and, where we can reach it, the attic, photos of what we find and a written estimate listing the scope, materials, how deck repairs are handled, ventilation, cleanup and the exact price.
Do you replace flat roofs on multi-family homes?
Yes. We replace flat and low-slope roofs on two- and three-family houses, rear additions, porches and small commercial buildings.
Can you fix my gutters and fascia at the same time?
Yes. Gutters, soffit and fascia are easiest to repair while the roof edge is open, and they'll be listed separately on the estimate.
Are you licensed and insured in New Jersey?
Yes. Terra Nova Roofing & Construction is licensed and insured, NJ Lic. #13VH13824700.
