Will homeowners insurance pay for a roof replacement?
Homeowners insurance may pay for a roof replacement when a covered event — such as wind, hail or a fallen tree — damaged the roof badly enough that repair isn't reasonable; it usually won't pay for age or wear. Terra Nova Roofing & Construction documents the damage, can meet your adjuster and replaces the roof to manufacturer specs. Your insurer decides coverage. NJ Lic. #13VH13824700. Call or text 973-200-1617.
When does insurance pay for a new roof — and when doesn't it?
Insurance is meant for sudden, accidental damage, not for a roof that's simply old. Every policy is different, and only your insurer can tell you what yours covers, but in general:
- Often considered: wind that tore off or creased shingles across a slope, hail damage, a tree or large limb that fell on the roof, and the interior water damage those caused.
- Usually not covered: worn-out shingles, slow leaks over time, poor installation, lack of maintenance, and damage from long-term ice-dam buildup (policies vary on this).
- Repair vs. replacement: a claim may pay to repair the damaged area rather than replace the whole roof. Whether it's a full replacement depends on the extent of damage and your policy.
- Roof age: some policies pay differently on older roofs. See roof age and insurance claims.
Our job is to show clearly what happened to the roof. Deeper guide: does homeowners insurance cover a roof replacement.

What do insurance adjusters look at on a roof?
Adjusters are trying to answer two questions: what caused the damage, and what it takes to fix it. On the roof they usually look at:
- The pattern of damage — wind creases and missing shingles along edges and ridges, hail bruises across a slope, impact from a limb.
- When it happened — damage that matches a specific storm date versus wear that built up over years.
- How much of the roof is affected — a few shingles or whole slopes.
- Whether repairs can match — whether the damaged area can be repaired with available materials. Policies treat this differently.
- Interior damage — stains, wet insulation and damaged ceilings tied to the roof damage.
Good photos with dates and measurements make that conversation clearer. See the adjuster inspection and preparing for the adjuster visit.
Does insurance cover roof deck replacement?
Insurance may cover replacing the roof deck (the plywood or boards under the shingles) when the covered event damaged it — for example, a tree limb that cracked the sheathing, or water from storm damage that soaked and ruined it. Rot from years of slow leaks usually isn't covered, because it's treated as wear.
The tricky part is that nobody can see most of the deck until the old roof is torn off. That's why:
- We note any soft spots we can feel or see from the attic at the inspection.
- During tear-off, we photograph damaged decking before replacing it, so there's a record for your insurer.
- Our estimate explains how deck repairs are handled, so it's not a surprise. See roof insurance supplements.
If you were asking about an outdoor wood or composite deck damaged in a storm, the same rule applies: your insurer decides based on the cause. We build and repair decks too and can document the damage.
Deductible, depreciation and what you pay
Even on an approved claim, you'll usually pay some of the cost. The common pieces:
- Deductible. The amount you pay before insurance pays — set by your policy. We never cover, waive or absorb it, and you should be wary of anyone who offers to. See the deductible guide.
- Depreciation. Some policies pay the roof's depreciated value first and the rest after the work is complete; others only pay depreciated value. See depreciation explained.
- Upgrades. If you choose a better shingle line or extra work beyond the damage, that difference is yours.
Financing is available for larger projects, with options and terms depending on the project and approval — but it isn't a way to cover a deductible. See insurance claim vs. paying out of pocket.
What if the roof claim is denied or comes in short?
It happens. If the insurer's decision doesn't match what we found, you have options — and you stay in charge of your claim:
- Ask for the reason in writing and read the policy section it cites.
- Compare the scope line by line with our estimate. Missed items — flashing, drip edge, ice & water barrier, deck repair, a second slope — are common.
- Send a written supplement with photos and measurements. We provide the documentation; you or your representative send it.
- Ask for a re-inspection if damage was missed.
Sometimes the honest answer is that the roof is worn out and the damage isn't covered. Then we'll give you a straight repair-or-replace recommendation. See claim denied: next steps and underpaid claims.
How we replace a roof after an insurance claim
An insurance roof gets the same full replacement as any other Terra Nova roof — no shortcuts because a claim is involved:
- Full tear-off to the deck; never a new layer over the damaged one.
- Damaged and rotted decking replaced and photographed.
- Drip edge at the eaves and rakes; ice & water barrier at eaves, valleys and penetrations.
- Synthetic underlayment over the rest of the deck.
- New flashing at chimneys, walls and skylights; new pipe boots.
- Ventilation balanced for the attic.
- Shingles or flat-roof membrane installed to manufacturer specs, warranty registered where it applies.
- Daily cleanup, magnet sweep and final walkthrough; paperwork and photos for your insurer.

Insurance Roof Replacement Questions
Does homeowners insurance cover a roof replacement?
It may, if a covered event like wind, hail or a fallen tree damaged the roof enough to need replacing. It usually doesn't cover age or wear. Your insurer decides.
Does insurance cover roof deck replacement?
It may cover decking damaged by the covered event, such as a limb impact or storm water. Rot from long-term leaks usually isn't covered. We photograph damaged decking during tear-off for your claim.
Will you cover my deductible?
No. The deductible is part of your policy and is yours to pay. We never cover or waive it.
Can you guarantee my claim will be approved?
No one honest can. We document the damage clearly and help with the paperwork, but only your insurer decides coverage.
Should I call a roofer or my insurance company first?
Stop any active leak first, then it often helps to have the roof inspected before you file so you know what you're reporting. Report damage to your insurer promptly.
How long does the roof replacement take?
Most residential roof replacements take 1–3 days once the job is scheduled. The claim itself can take longer, depending on the insurer.
Do I need to be home during the work?
Not for the roofing itself. It helps to be there for the inspection, the adjuster visit and the final walkthrough.
What if it rains while my roof is torn off?
We only tear off what we can dry in that day and watch the forecast. If weather moves in, open areas are covered before we stop.
What's included in your estimate?
Photos, measurements, the full scope — tear-off, deck repair, ice & water barrier, synthetic underlayment, drip edge, flashing, ventilation, shingles, cleanup — and the exact price.
Is financing available if insurance doesn't cover it?
Financing is available for larger projects like a roof replacement. Options and terms depend on the project and approval; it's not a way to pay a deductible.
Can you meet the insurance adjuster?
Yes, if you'd like. We walk the roof with the adjuster and show the damage we documented.
