Why is my skylight leaking?
Skylights usually leak because the flashing around them has failed, the seal between the glass and frame has worn out, or condensation is forming on the glass on cold days. Flashing leaks are fixed with a new flashing kit; worn-out or fogged units are replaced. If you're replacing your roof, it's the best time to replace an older skylight too.
Leak or condensation?
| What you see | Likely cause | Fix |
|---|---|---|
| Drips during rain | Failed flashing | New flashing kit |
| Water stains around the frame | Seal or flashing | Reseal or replace |
| Drips on cold, dry days | Condensation | Ventilation and humidity control |
| Fog between panes | Failed glass seal | Replace the glass or unit |
How we install skylights
Check framing
The roof opening is framed correctly.
Underlayment
Ice and water protection around the opening.
Flashing kit
Step and head flashing made for the skylight.
Interior finish
Light shaft finished to match the room.
Skylight types
Fixed
Lets in light, doesn't open.
Venting
Opens to let out heat and moisture.
Solar-powered
Opens with a remote, no wiring needed.
Tubular
Small tube for closets and hallways.
Skylights and North Jersey winters
Snow piles up on the uphill side of skylights and melt water can back up under poorly flashed units. That's why we use flashing kits made for the skylight, ice and water shield around the opening, and why older skylights are often replaced during a roof replacement instead of being re-used.
