What does a full roof replacement include?
A full roof replacement removes everything down to the wood deck and rebuilds the roof as a system, because a roof leaks at its weakest layer, not its newest one. Here is what that means on a Terra Nova job, and why each step is there:
- Protect the house and yard. Tarps over landscaping and a dumpster placed so debris goes straight in.
- Tear off to the deck. All old shingles, felt and worn flashing come off. Only with the deck bare can anyone see soft, delaminated or rotted wood.
- Repair the deck. Damaged plywood or boards are cut out and replaced so the new nails have solid wood to hold. See roof deck rot repair.
- Drip edge. Metal edging at the eaves and rakes steers water into the gutter and keeps it off the fascia boards.
- Ice & water barrier. A self-sealing membrane at the eaves, in the valleys and around chimneys and skylights — the places where ice dams and wind-driven rain push water uphill. See ice and water shield.
- Synthetic underlayment. A water-shedding layer across the rest of the deck: the backup if a shingle is ever lost in a storm.
- Flashing and pipe boots. New step and counter flashing where the roof meets walls and chimneys, new skylight flashing, new boots on plumbing vents. Most leaks start here, so reusing tired metal is a false saving.
- Ventilation. Soffit intake and ridge exhaust balanced for the attic. A hot, damp attic ages shingles from below and feeds ice dams in winter.
- Shingles and ridge cap. Installed to the manufacturer's nailing and exposure specs, which is what keeps the manufacturer warranty valid.
- Cleanup and walkthrough. Daily cleanup, a magnet sweep of the driveway, lawn and beds for nails, then a final walkthrough with you and the manufacturer warranty registered where it applies.
Can I go over my old roof when doing a roof replacement?
Sometimes a second layer of shingles is allowed over the first, but Terra Nova does not do layovers: every roof replacement we do is a full tear-off to the deck. Here is why we don't put a new roof over an old one:
- You can't fix what you can't see. A layover hides the deck. Soft plywood, rot around an old leak and loose boards stay under the new roof and keep getting worse.
- The new shingles copy the old ones. Curled or cupped shingles underneath telegraph through, and the new roof can look lumpy from day one.
- No ice & water barrier where it matters. The membrane has to go on the bare deck at the eaves and valleys. You can't add it on top of old shingles.
- Old flashing stays. Chimney, wall and skylight flashing is usually reused on a layover — the parts most likely to leak.
- Warranty and insurance questions. Some manufacturer warranties and some insurers treat a layover differently from a tear-off. Ask before you choose one.
If your house already has two layers, we tear off both. Full answer: can you put a new roof over an old roof?
How do I know if I need a roof replacement or just a repair?
You need a replacement when the roof as a whole is worn out; a repair makes sense when one spot has failed on a roof that's otherwise sound. The signs we look for:
Granules in the gutters
Shingles shedding their gritty coating across the roof are near the end of their life.
Curling or cracking
Edges lifting or shingles cracking on several slopes, not just one.
Leaks that keep coming back
Repairs in different spots, year after year, usually mean the whole roof is tired.
A sagging roofline
Dips between rafters or a wavy ridge point to soft decking underneath.
One storm-damaged slope or a single failed pipe boot on a younger roof is a repair job, and we'll tell you so. Full checklists: signs you need a roof replacement and repair vs. roof replacement.
What kinds of roofs does Terra Nova replace?
Terra Nova replaces asphalt shingle roofs and flat or low-slope roofs, and repairs metal roofs, on homes, multi-family buildings and small commercial properties in North Jersey.
- Asphalt shingles — the roof on most North Jersey capes, colonials, split-levels and two-family homes. See asphalt shingle roof replacement.
- Metal roofs — we repair them, and when one is worn out we can replace it with shingles or a membrane. See metal roof repair or replacement options.
- Flat and low-slope roofs — rear additions, porches, garages, row homes and commercial strips, which need a membrane system, not shingles; we install EPDM, TPO and modified bitumen. See flat roof replacement.
Many houses have both, and we replace them together so the joint is flashed properly. If your roof is slate, cedar or tile, we'll tell you honestly if it needs a specialist.
How much does a roof replacement cost in New Jersey?
The cost of a roof replacement in New Jersey depends on the roof itself, so Terra Nova gives an exact written price after a free inspection instead of a guess over the phone. These are the things that move the number:
- Size, measured in squares (100 square feet of roof each).
- Pitch and height — steep or tall roofs need more staging, safety gear and time.
- Layers to tear off — two layers means twice the debris and disposal.
- Deck repairs — how much wood turns out to be rotted once the old roof is off.
- Material — shingle line or a flat-roof membrane.
- Details — chimneys, skylights, dormers, valleys and walls that all need flashing.
- Ventilation — whether ridge vent, soffit intake or attic fans need to be added.
- Access — driveway space for the dumpster, tight lots, attached homes.

Will insurance or financing help pay for a new roof?
Homeowners insurance may cover a roof replacement when the damage comes from a sudden event like a windstorm or a fallen tree, but not wear and age — and only your insurer decides. What we can do on a storm job:
- Document the damage with photos and measurements.
- Help with the paperwork and meet the adjuster at the house if you want us there.
We never promise a claim result. See does insurance cover a roof replacement? and roof replacement after storm damage.
For roofs that are simply worn out, financing is available for larger projects like a full replacement, so you don't have to wait for the next leak. See roof replacement financing.
How long does a roof replacement take, and what is the day like?
Most residential roof replacements take 1–3 days; a small ranch or cape can finish on the first day, while a large colonial with dormers, skylights and a flat section takes longer. A typical job runs like this:
- Day one: protect the yard, place the dumpster and tear off one section at a time.
- As each section is opened: deck repairs, drip edge, ice & water barrier and underlayment go on the same day, so the house is never left open overnight.
- Last: ridge cap and ridge vent, cleanup, magnet sweep and the walkthrough.
You don't have to be home, but you should expect noise and keep cars out of the driveway. If rain is forecast we don't open more roof than we can dry in, and anything open is covered before the crew leaves. Roofs can be replaced in winter on suitable days — see can you replace a roof in winter?.

Roof Replacement Questions
How long does a roof replacement take?
Most residential roof replacements take 1–3 days. Simple roofs can finish in a day; big or complex roofs with dormers, skylights or flat sections take longer.
Do I need to be home during the roof replacement?
No. We need the driveway for the dumpster and an outdoor outlet, and we'll do the walkthrough with you at the end.
What happens if it rains in the middle of the job?
We watch the forecast and only open as much roof as we can dry in the same day. If rain comes, open areas are covered with underlayment or tarps before the crew leaves.
Can you put a new roof over my old one?
We don't. Every replacement is a full tear-off to the deck so we can repair the wood and install ice & water barrier, underlayment and flashing correctly.
Will my homeowners insurance pay for a new roof?
It might if the damage came from a sudden event like wind or a fallen tree; wear and age usually aren't covered. Only your insurer decides. We can document damage, help with paperwork and meet the adjuster.
Do you offer financing for a roof replacement?
Yes, financing is available for larger projects like a full roof replacement. Ask during the inspection.
What does the free estimate include?
An on-site inspection, photos of what we find and a written estimate with the scope and exact price: tear-off, deck repair allowance, underlayment, flashing, ventilation, shingles and cleanup.
What if you find rotted wood under the shingles?
We show you, replace the damaged decking and explain how it's priced before the job. Rotted decking found once the roof is open is extra.
Is there a warranty on a new roof?
Every job has our workmanship guarantee, and we register the manufacturer warranty where it applies. Ask us for the details on the products in your estimate.
Are you licensed and insured?
